Semana Santa/Easter Week in Cozumel Hotels at 87%

The Hotel Association of Cozumel (AHIC) is reporting average occupancy rates at 86.7% for the holiday week as families flock to the island to enjoy the island’s beaches and warm hospitality. The semana santa/easter week holidays are considered to be the busiest period of the year for national travel.   

In fact, according to Isela Valenzuela, a representative of the  AHIC, that the following week -  April 6 – 12 – has even higher projection.

La Asociación de Hoteles de Cozumel (AHIC) informa que la tasa promedio de ocupación es de 86.7% para la semana de vacaciones debido a las familias que llegan a la Isla a disfrutar de sus playas y la calidez de su hospitalidad. El periodo vacacional de Semana Santa se considera como el más activo a nivel nacional.

De hecho, de acuerdo a Isela Valenzuela, representante de la AHIC, la siguiente semana, esto es del 6 al 12 de abril, hay una proyección aún mayor.

Cozumel Readies for Feria de Cedral 2015

Cozumel’s Mayor, Freddy Marrufo officially announced that Cozumel is getting the preparations in order for the  “Feria de Cedral 2015,”   which will take place from April 29 – May 3.  Events include traditional horse racing, cycling, wrestling, bullfighting , dances , as well as the presentation of Yucatecan trova , workshops for children , a fair with rides and other family friendly activities.  The musical artists who are scheduled to perform this year include: Los Súper Lamas, Juan Torres y su "Trombón de Oro", Los Juglares, and Banda Calibre 50.   

This 167 year old tradition is deeply rooted in the history of Cozumel.  Crews have been dispatched to clean, weed and prepare the south coastal highway for the influx of traffic as spectators head to Cozumel island’s oldest town, Cedral.  The crew, which is composed of nearly 60 members, includes municipal employees from the Department of Public Works.  Additionally, inside the town, curbs are being painted and lighting repaired.   

The Ferias de Cedral and Santa Cruz de Sabán date all the way back to 1848,  and since then, people from the all over the Yucatán come to El Cedral every year to join the festivities. The festivities start on the 29th of april and will end on the 4th of May with the traditional dance,  “La Cabeza de Cochino. ”  2 years ago Cozumel municipal officals applied to UNESCO (United Natons Educational, Scientific and Cultural Organization) to secure the Feria de El Cedral and the Feria de Santa Cruz de Saban as cultural and history heritage.

El alcalde de Cozumel, Freddy Marrufo, transmitió el anuncio oficial de que en Cozumel se están llevando a cabo las preparaciones para la “Feria del Cedral 2015” de Abril 29 a Mayo 3. Los eventos incluyen las tradicionales carreras de caballos, de bicicletas; lucha libre, corrida de toros, bailes así como la presentación de la trova yucateca, talleres para niños, una feria con juegos y otras actividades para la familia. Los intérpretes musicales para este año son: Los Súper Lamas, Juan Torres y su Trombos de Oro, Los Juglares y Banda Calibre 50.

Esta tradición que se lleva a cabo desde hace 167 años, está sumamente arraigada a la historia de Cozumel. Ya se han enviado equipos para limpiar, deshierbar y preparar la carretera costera norte para el flujo de tránsito para los espectadores que se dirigirán al poblado más antiguo de Cozumel: el Cedral.  El equipo de limpieza, de casi 60 personas, incluye empleados de la Dirección de Obras Públicas. Además, en el poblado se pintan banquetas y se reparan las luminarias.

La Feria de El Cedral y de la Santa Cruz de Sabán datan del año 1848 y desde aquel entonces personas provenientes de todo Yucatán vienen a El Cedral cada año para formar parte de las celebraciones. Las festividades arrancan el 29 de abril y finalizan el 4 de mayo con el baile tradicional de “La Cabeza de Cochino”. El año pasado, las autoridades municipales presentaron la solicitud ante la UNESCO (Organización de las Naciones Unidas par ala Educación, la Ciencia y la Cultura) con el objeto de afianzar la Feria de El Cedral y de la Santa Cruz de Sabán como patrimonio cultural e histórico.

Common Cozumel Real Estate Questions

It’s not always location, location, location. Often the biggest hurdle local Real Estate Agencies have to jump is that one money question: “How easy is it to get a mortgage in Cozumel?”

Many times, the answer to this question is the only thing that will determine whether or not the transfer of property even happens.   Things are different here than in many other markets. It is cash-based, with bank-to-bank transfers being the normal way of closing real estate transactions. Mortgages are not readily available. While there is an occasional seller that might negotiate and self-finance, that scenario is uncommon.

This most often leaves the buyer to his own resources, and while many do have retirement or investment funds available, not everyone has the ability, on their own, to secure the funds necessary for a purchase. Are there any solutions to their dilemma?  A couple of possibilities come to mind.

Thinking about moving to Cozumel when you retire?    If you aren’t ready to live in Cozumel full-time yet, purchasing a vacation rental property may be the route to go.  That way, the rental income more than covers the maintanence and expenses of ownership.

Or try purchasing with others in Fractional Ownership.   In this situation like-minded individuals contract together to purchase a single property and share it, according to their interests and availability. Percentage of investment and time/periods of use would be agreed upon by all involved ahead of time. A bit more complicated than a single owner purchase, to be sure, but it can be a viable option.

The third is Lease with Option to Buy - While not an outright sale and involves  a non-refundable earnest money deposit, this can benefit both the buyer and the seller. It sets up an agreement for terms of the purchase price, and how much of monthly rent will be applied when the option to purchase is exercised. This allows the buyer to actually live in the house, experience it, and the neighborhood, and it gives the seller a steady income leasing to a tenant that is motivated to take care of the property.

Certainly, however it happens, investing in either a retirement villa, a vacation/rental property, or a home or lot in Cozumel is a great investment!

No siempre se trata de la ubicación, ubicación, ubicación. Con frecuencia el mayor obstáculo que tienen que eludir las Agencias Inmobiliarias es la pregunta relacionada con el dinero: “¿Qué tan sencillo puede obtenerse una hipoteca en Cozumel?”.

En muchas ocasiones la respuesta a dicha pregunta es lo único que determina si se lleva o no a cabo la transmisión del inmueble. Las cosas aquí son distintas a las de muchos otros mercados. Las operaciones son en efectivo, donde por lo regular las transferencias de banco a banco son lo acostumbrado para cerrar los tratos. Las hipotecas no se consiguen fácilmente. En tanto que es posible que algún vendedor llegue a negociar y a auto financiar, es una posibilidad rara.

Lo anterior con frecuencia condiciona al comprador a sus propios recursos y mientras muchos pueden disponer de los fondos para su jubilación o aquéllos para inversión que están disponible, no todas las personas tienen la habilidad, por sí mismas, para garantizar los fondos necesarios que una compra requiere. ¿Existen soluciones para su dilema? Se nos ocurren un par de posibilidades. 

¿Planea mudarse a Cozumel al momento de jubilarse? Si aún no está listo para vivir tiempo completo en Cozumel, adquirir un inmueble para renta vacacional puede ser la ruta a seguir. De esa manera, el ingreso de la renta en gran parte sufraga los gastos de mantenimiento y del mismo inmueble.

Otra posibilidad es comprar junto con otros en Propiedad Fraccionada. En esta situación, personas de la misma forma de pensar, se unen para adquirir un solo inmueble y lo comparte, de acuerdo a sus intereses y disponibilidad. Todos los interesados convendrían con antelación el porcentaje de inversión y tiempos/periodos de uso. Con seguridad esto es un poco más complicado que la compra por parte de un solo propietario, sin embargo, es una opción viable.

La tercera posibilidad es la de Arrendamiento con Opción a Compra. Aunque no es una venta absoluta e implica un deposito en garantía no reembolsable, esto puede beneficiar tanto al comprador como al vendedor. Se establece un acuerdo con los términos del precio de compra y qué tanto de la renta mensual se aplica cuando se ejercite la opción de compra. Ello permite al comprador vivir en el inmueble, tener la experiencia del mismo y de la colonia; y proporciona al vendedor un ingreso constante a través del arrendamiento a un inquilino que tiene la motivación para cuidar el inmueble. 

Sin duda alguna, sin importar como se lleve a cabo, la inversión que realice en Cozumel en una villa para el retiro, en un inmueble para vacacionar/rentar o en una residencia o lote, ¡es una gran inversión!

Humane Society Pets of the Week

Gino, male dog 2 years old, 8.9 kg. He was picked up by out reach volunteers for neuter. The plan was to return him to the area where a woman was feeding him, but he was really thin, every single spine bone showing. The decision was made by the team not return him to this life. He was so scared the first few days but every day he approaches better and we are sure he will blossom once his two week quarantine is done.Now he is so much better, he loves play and he jump very high,  it’s a really funny dog and he is waiting now for forever home.   Come visit him at the shelter. 

Darian, female 2 year old. She came in with 7 other siblings as part of our TNR program. We negotiated with the person that sent them in along with adults and they took the adults back and 4 of the kittens. She is an adorable little tuxedo kitten.   Darian has 1 year and half living in the shelter she really needs a forever home, Darian its very sweet and she loves to  play with  toys,  she is nice with the other cats, you can meet her in the shelter.

Volunteer at the shelter, it is so important for the dogs ad cats to get more individual attention, you can walk our dogs or play with the puppies and cats everyday 11am to 1pm and 3pm to 4:30pm, children must come with a responsible grown up. We have identification tags for your pets, come and see them, remember your pet must have it's collar with id tag at all times. Las Mascotas de la Semana de la Sociedad Humanitaria

Gino perro macho de dos años pesa casi 9 kilos. Fue levantado por unos voluntarios que lo trajeron a esterilizar, y lo regresaríamos nuevamente al lugar donde fue encontrado por que ya había una mujer que lo alimentaba pero como estaba muy delgado se tomó la decisión de no regresarlo nuevamente a esa vida, el estaba realmente espantado los primeros días pero con el tiempo el ha mejorado y ahora es un muy buen chico. Deseamos que venga el adoptante amoroso por el y le de la oportunidad de ser muy feliz, Gino es un gran pequeño perro.

Darian tiene dos años de edad, ella llego al refugio cuando tan solo tenía unos meses, ya ha pasado tiempo y realmente ha crecido siendo muy dulce y buena con otros gatos, ella espera que alguien venga a adoptarla y le de un hogar para siempre, Dorian es muy dulce y le encanta jugar con pequeños juguetitos

What’s Happening at the Casa Hogar Juan Pablo II: An Update

You people are awesome! An appeal for 25 waterproof mattress pads went out and you helped us meet that goal. Thank you so much. Now the mattresses purchased at Christmas time will be protected. Juan Pablo II is Cozumel's elder care facility. A year ago it was literally days from shutting its doors. Through local support and donations, Juan Pablo II is continuing to make progress toward meeting it's goal of providing care for the elderly. Thank you so very much for your generosity.

¡Ustedes son increíbles! Se hizo un llamado respecto a 25 colchones a prueba de agua, y ustedes nos ayudaron a cumplir la meta. Muchas gracias. Los colchones que se compraron en la época navideña estarán protegidos. Juan Pablo II es un centro de cuidados para personas de tercera edad de Cozumel. Hace un año estuvo literalmente a unos días de cerrar sus puertas. A través del apoyo de la comunidad local y de donativos. Juan Pablo II sigue avanzando para lograr su meta de brindar cuidados a los ancianos. Muchas gracias por su generosidad.
